You do not own the traffic, the checkout, or the customer email list. Etsy owns all three and charges for access: $0.20 per listing (renewed every four months or on each sale), 6.5% of the item price plus shipping and gift wrap, and 3% + $0.25 per US payment through Etsy Payments. Etsy Plus is $10/month and optional. Offsite Ads take 12% or 15% of attributed orders and become mandatory once your shop passes $10,000 in trailing twelve-month sales, at which point the rate drops to 12% and cannot be turned off.

What matters is not square footage but three specific zones: a production surface, a photography spot near a north-facing window, and a packing station with the scale, the thermal printer, and mailers within arm's reach. Budget roughly 60 to 120 square feet total. The trigger to leave the house is not revenue, it is inventory volume and process: when raw materials block a walkway, when you are packing more than 25 orders a day, or when your city's home occupation rules cap deliveries or storage. Small commercial or flex space in secondary US markets runs $8 to $18 per square foot annually, so a 400 square foot unit is $270 to $600 per month. Do not sign that lease before you have twelve months of consistent orders.

Some products force the decision early. Candle pouring, soap making with lye, resin casting, and laser cutting all involve fumes, fire risk, or ventilation requirements that a residential homeowners policy will not cover and that many leases explicitly prohibit.
