A campground is a real estate business wearing a hospitality costume. You buy or control land, you install utilities and pads, and then you sell nights. The unit of sale is a site-night: an RV site with 30-amp or 50-amp electric, water and sewer sold at $45 to $95 per night in most US markets, $100 to $250+ in destination corridors near national parks, beaches and event venues; a tent site at $25 to $50; a cabin or glamping unit at $90 to $300. Seasonal sites, where a camper parks a trailer from April to October, sell for $2,000 to $5,500 for the season and stabilize your cash flow at the cost of transient rate upside.

Your customers are not one group. Transient RVers passing through book one to three nights and care about pull-through length, pad levelness and whether the Wi-Fi actually works. Destination families book a week and care about the pool, the playground and the activity schedule. Snowbirds and workers book monthly. Seasonal campers treat your park as a second home and become both your most reliable revenue and your most persistent source of rule enforcement problems. Roughly 60% to 80% of bookings arrive through an online reservation platform such as Campspot, Newbook or RoverPass, plus Google Maps and Hipcamp for smaller operations.

The money: a 60-site park at 45% annual occupancy and a $58 average daily rate produces about $570,000 in site revenue, plus $50,000 to $120,000 in store, firewood, propane and rental income. Who actually camps in 2026, and what they pay for a night

The paying customer at a commercial campground is not the backpacker. It is a household towing a travel trailer or driving a Class C motorhome, arriving Friday afternoon, staying two to three nights, and paying $45 to $95 per night for a full-hookup site with 30-amp or 50-amp electric, water, and sewer. Above that sits the destination-resort guest paying $80 to $150 per night for concrete pads, a pool, and reliable Wi-Fi, and the glamping or cabin guest paying $125 to $300 per night for a unit with a bed and a bathroom. Below it sits the tent camper at $25 to $45 per night, who consumes the same bathhouse water and staff attention while generating half the revenue. The second customer, and the one that decides whether your winter is survivable, is the monthly or seasonal tenant. Workforce lodging near pipelines, data center construction, hospital travel-nurse contracts, and snowbird corridors in Arizona, Texas, and Florida support monthly rates in the $500 to $1,200 range plus metered electric. These guests fill sites Sunday through Thursday when transient demand collapses. The tradeoff is real: a park that goes above roughly 30% to 40% long-term occupancy starts to look and feel like a mobile home park, which suppresses the nightly rate and can trip a county zoning distinction between a recreational camping area and a residential park.

Sizing the opportunity honestly: the North American campground and RV park industry is a multi-billion-dollar fragmented market where most parks are single-property, owner-operated, and were built between 1965 and 1985. That aging inventory is the actual opening. Buyers of existing parks routinely find 30-amp-only pedestals, undersized sites that cannot take a 40-foot fifth wheel, and gravel roads with no drainage. Decision to first paying camper

Realistic total: 12 to 24 months. The two gates that blow schedules are the Conditional Use Permit hearing cycle (3 to 12 months, and it can be denied outright) and the state campground construction permit plan review (60 to 180 days, restarted from zero if your engineer's plans come back incomplete). Nothing you do in marketing or design shortens either one.

    Pick a market and a demand thesis, not a pretty parcel

    2 to 6 weeks. Identify the demand driver: a national or state park gate within 30 minutes, an interstate exit with 15,000+ daily traffic, a lake, or a workforce lodging shortage. Pull competitor nightly rates and check availability on peak summer weekends. If every park within 40 miles has vacancy on the Fourth of July, there is no demand gap.

    Confirm the zoning district before you sign anything

    1 to 3 weeks. Call the county planning department and ask, by parcel number, whether a recreational camping area is permitted by right, permitted with a Conditional Use Permit, or prohibited. Get the zoning ordinance section number in writing. Parcels zoned agricultural in many counties allow campgrounds only by CUP, and some counties cap site density per acre.

What actually kills new campgrounds: the seasonal cash trough, not the build
Most failures are not construction overruns. They are a first-season shortfall against a debt payment that does not pause in November. A seasonal northern park may earn 70% to 80% of annual revenue in 14 weeks between Memorial Day and Labor Day, while a mortgage on $1,200,000 at current rates runs roughly $8,000 to $10,000 per month for all 12 months. Stabilization takes two to three seasons; first-year occupancy typically lands 15 to 25 percentage points below the pro forma. If you finance with only 3 months of working capital instead of 6 to 12, you will be selling seasonal sites at a discount in March to make an April payment, and that discount becomes permanent.

Siting: the parcel decides the rate, and you cannot fix it later

The nightly rate is set by what is within a 30-minute drive, not by how nice you build. A park at the gate of a national park or on a lake with boat access can hold $70 to $110 per night for a full-hookup site. The identical park on flat farmland 20 minutes off the interstate holds $45 to $60 and lives entirely on overnight travelers who arrive at 6 p.m. and leave at 9 a.m. Overnighters are the lowest-margin guest you can have: full turnover cost, full utility usage, no store spend, no repeat. Before you sign, drive the parcel on a Saturday in July and count the RVs going past it. If the corridor is dead, no amenity package fixes that.

Physical requirements that eliminate most cheap parcels: you need 15 to 40 acres for 50 to 80 sites at typical county density limits, slopes under roughly 5% on the buildable area, soils that pass percolation for an engineered septic sized to peak weekend flow, and a power drop capable of carrying 50-amp service to every pedestal. Run the math on electrical demand early. Eighty sites at 50 amps is a serious service, and the utility's contribution-in-aid-of-construction charge to extend three-phase power can run into five or six figures. Ask the utility for a written estimate during due diligence, not after closing.

Two structural tradeoffs worth deciding deliberately. First, buying an existing park versus building. An existing licensed park comes with a revenue history, an active Campground License, grandfathered zoning, and often seller financing, and it typically trades on a capitalization rate applied to net operating income rather than on replacement cost. The catch is 1970s infrastructure: 30-amp pedestals, 40-foot sites, and a septic system at end of life. Second, leasing a concession such as a U.S. Forest Service campground concession. Fees are set by appraisal and minimum rental formulas rather than a flat national rate, capital requirements are far lower, and the tradeoff is that you do not own the asset and the appreciation goes to the landlord.

Unit economics: what a $65 night actually leaves you

Take a full-hookup site at $65 per night.
